Below are complimentary pre-listing preparation services that Eric Hegwer offers to each of my listing clients.  Each of these pre-listing preparation items can help to make your home sell faster, and for more money. Interior design, consultation, and staging

Selling your house is similar in many ways to selling anything else.  Let’s use a car as an example.  When you visit a dealership, all the cars are clean, the storage compartments and trunks are empty, and everything is as it should be.

To maximize your sales price, I treat your house the same way.

Before any photos are taken, or any web pages created, I hire a professionally accredited interior designer to visit your home and provide ideas and suggestions for potential improvements.  This may include furniture arranging, de-cluttering, removal of personal items, and even suggestions for painting and paint colors.

If your home is vacant, I will pay for staging, including the delivery, design, set-up, and one month of furniture rental, depending on the price point.

These are free services I provide to you to maximize your sales price, there is no request for reimbursement at closing.  Frequently, the suggestions made by the designer can net you thousands of dollars more.

The benefits of vendor relationships

Due to my high volume of listings, I am able to negotiate preferred pricing with many local licensed, vendors. These vendors are familiar with the type of work necessary to bring a home to market in the most cost effective way. There is no markup, kickback, or other referral fee from any vendor that we refer to you; all savings are passed on directly to you.

We work with the vendors in conjunction with you.

I understand the value of your time.  At one end, we can handle everything –  scheduling and  directly overseeing vendors to prepare your house.  At the other end, we can give you a name, and contact, and you can manage the work yourself.

If you let me handle the project, I will provide start and end dates for the project, overseeing the work, and ensuring the work is appropriately performed in a timely, and cost effective manner.  The improvements to your home are done beautifully, within budget, and on time.

The benefits of a handyman with experience in selling homes

I can provide experienced handymen to help you prepare your house for sale. Their services include minor home improvements and pre-inspection of your property. Before to having your home inspected, the licensed contractor will visit your home and take care of those nagging last minute items, such as replacing light bulbs, oiling squeaky hinges, checking or installing mandated smoke and carbon monoxide detectors, and changing your A/C filters. Our contractors’ 11-point checklist inspection will address issues before the property inspections, so simple items can be addressed before the inspector arrives.
