Marketing your Home

Once your house is properly prepared to accentuate all the most attractive features, I start marketing your home.  Starting with professionally photographs, I use those images to create a custom webpage, Facebook and Google Ads, and of course, full-color, multi-page high-end printed marketing materials. Your house is then entered into the MLS, a mass email is sent to all the agents in Austin, plus yo will receive additional exposure outside of Austin via paid ads on Social Media.  Showings are made during open houses and by appointment, to minimize disruptions to your life.

Professional, high-end photography

Now, more than ever, having spectacular photos of your home is essential.  If your home doesn’t show well with photos on-line it will be skipped over by potential buyers.

Your home will be photographed by an experienced professional photographer that specializes in residential photography. The photographers I use are far more experienced, and have the equipment to fully showcase your home. Based on my experience, the quality of the photography has a profound impact on the quality of the professional brochures and on-line ads that I run for each home. As with all marketing, I cover the cost of the photography.

Professional quality home videos

In addition to still photography, I hire and oversee the creation of a home video for your house.  These are not virtual tours, or shaky walk-through of your property.  Rather, these 2-3 minute long, professional produced lifestyle videos showcase your house, and reach the widest possible audience.

To get maximum exposure and engage potential buyers emotionally, I utilize a professional videographer with professional equipment, not just the more traditional virtual tours employed by other realtors, to create stories that are more realistic and more appealing than regular photographs.

Once the video is captured, edited and produced, I pay for advertising it on social media sites including Facebook, Twitter, and Instagram, rather than just publishing it to YouTube like so many other agents.  I do this to drive traffic to the video, instead of relying on people finding it organically (which almost never happens).

Full-color, multi-page listing brochures

All clients receive full-color, professionally-designed and printed, multi-page brochures. The number of pages within the brochure will vary based on the anticipated sales price of the house (minimum 4-pages, and up to 28)

All brochures will include multiple photos, captions, and a comprehensive Features List.

Online Marketing

In addition to using the MLS and all of the free online marketing utilized by most agents, Eric Hegwer has mastered and guarantees to use paid Facebook and Google ads to bring even more attention to your property.

Plus, I have assembled, a complete list of ALL the real estate agents in Austin, and send them a personalized email invitation to the broker’s open when your property goes on the market, as well as a 2nd with the images, video, and property description to forward to their interested clients.

Nice nearly 100% of home buyers begin their search on the internet, I prepare a detailed webpage for your home.  This page is heavily optimized and promoted via paid ads, social media, email blasts, and printed materials to attract qualified buyers, and capture their information for follow-up.  For examples please see my Listings page.

Broker Tours/Open Houses

Broker Tour

An Eric Hegwer Broker’s Open is an event.  I am able to attract a very large number of brokers and sales agents due to my reputation of having the best Broker Tour, which always include great catered breakfasts and lunches, as well as a coffee cart. Brokers and real estate agents know not to miss our properties when out on tour.

Open Houses

While many agent’s don’t see the value in holding open Houses, I do.  I can tell story after story of a neighbor who had a friend that wanted to move into the neighborhood, and an Open House is the best way to reach the neighbors.

My Open Houses aren’t the usual late Sunday afternoon events, but instead extended-hour open houses, with food, and staffed coffee/cappuccino cart. I’ve found that the large attendance I get at the open house creates a level of excitement and often contributed to the high number of offers that come in. Subconsciously, busy open houses make potential buyers feel like the home is more desirable, and the refreshments help promote that feeling. This contributes directly to my strong sale statistics.
