If you have tried to look for one on your own, you know they can be hard to search for. Not only do they rent or sell super fast, but there isn’t a lot of them in Austin. Builders aren’t just making them much anymore.
What I like to do is find out exactly what you are looking for, and then set up an automatic search of the MLS database that sends you (and me) instant notifications when a new duplex is listed on the market. So what is a duplex, anyway?
Simply put a Duplex home is a single building that is divided into two homes, with two separate entrances for each tenant. Sometimes they are buildings that are built as that kind of home, and others are regular houses that are converted. Usually you can find them in some of the older neighborhoods like Rosedale, Allendale, Crestview, and Hyde Park. There are also some in the Zilker neighborhoods and South Austin.
But like I mentioned earlier, they are HOT! everybody wants one. They are quieter that apartments, more affordable than living in a rental house, and usually have the funky Austin quirkiness that everybody wants.

Did you know that duplexes are one of the best ways to become a real estate tycoon. They are the first step in becoming a landlord. If you are just getting started, you can live in one half of the duplex, and have tenants in the other half. That way you aren’t paying as much on your mortgage, as the other people are paying rent, and covering a lot of the costs.
