In this episode of the Austin Real Estate Podcast, I share with my listeners a tip, a story, and talk about a beautiful listing in River Place that I saw while on property tour with my brokerage JB Goodwin.
The listing was a beautiful 5 bedroom with a pool on a corner lot deep in the RiverPlace neighborhood. River Place is off 2222, on closer to 620 than 360. It’s an upscale neighborhood with beautiful homes around a country club. You don’t need to be a member of the country club to live in the neighborhood, but they do offer discounts for either social or full golf memberships, I believe.
The agent listing the house had provided guidance to the sellers. In fact, they helped them buy the house a number of years ago when they moved to Austin from California. Now they wanted to downsize, and decided to sell, but over they years they had remodeled the kitchen, added a beautiful set of doors leading to the pool off the kitchen, and pulled up all the carpet replacing it with incredible dark acacia wide board wood floors. Spectacular!
Listeners will also learn how to search the MLS (Realtor Database) like a pro. There is so much info in that database, and most people don’t know that it is possible to search for more than a 4 bedroom house at $400,000 in Central Austin.
An initial visit to my Austin Home Search Page, has those basic parameters, but when you click the little black triangle next to the search bar under the login link, you have access to almost 100 different search criteria.
At the end of the episode I share a story of how I stopped one day to help a person with a flat tire, and ended up selling them their first house.
Thanks for listening, and I’ll see you tomorrow!
